Free roof inspection
Find out what your roof actually needs.
Thirty to forty-five minutes on the roof and in the attic, photographs of everything we find, and a written price within 24 hours. If the roof has years left in it, we will tell you that instead — and you can call us back in three years.

They did a great job and did what they said they were going to do. They held the quote, even though there was additional work.

What you walk away with
Three things, whether or not you ever hire us
An inspection that ends with a salesman’s verdict and no evidence is not an inspection. Here is what you actually keep.
The photographs
The same pictures we are working from, whatever they show. You should never have to take a stranger’s word for the condition of something you cannot see from the ground.
An itemised written price
Line by line, within 24 hours, so it can be held against anyone else’s quote. No mystery line items and no change orders once the crew is on site.
A straight answer
Including “there is nothing much wrong with this roof.” Plenty of the roofs we look at have years left, and a single leak is usually a repair, not a replacement.
What gets looked at
The roof, and then the attic underneath it
Not a look from the driveway and not a satellite image. Most of what decides whether a roof is finished is either under the shingles or visible from inside.
On the roof
- Shingle condition — cracking, curling, bucklingAnd bare patches where the granules have washed off
- Flashing at chimneys, vents and skylightsOld flashing is the single most common source of a leak on an otherwise good roof
- Pipe collars and every other penetration
- Valleys, ridge and hip caps, and the drip edge
- Seams and drains on any low-slope section
- Gutters and downspouts, including what has collected in them
In the attic
- Daylight showing through the deck
- Water staining, and whether anything is still damp
- The decking itself, wherever it can be seenSoft or rotten wood is quoted separately, and only after you have seen the photos
- Underlayment condition where it is visible
- Ventilation, and insulation that has been wetted
Nine things say a roof is finished. Age past 20 to 25 years, cracked or curling shingles, granules in the gutters, daylight or stains in the attic, rusted or lifting flashing, algae streaking that keeps returning, an expired manufacturer warranty, and half the street already re-roofed. The one that does not: a single leak. A roofer who jumps to a full tear-off without inspecting is guessing, or selling.
Real photographs from real jobs
This is the kind of thing that comes back
None of these were visible from the ground, and none of them were guesses. All three are Retex photographs, not stock.

Start to finish
What happens, in order
Written down so there are no surprises, and so you can hold us to it.
Someone calls you back
A short conversation about what you are seeing, so we turn up already knowing what we are looking for.
We book a time that suits you
You do not have to be home for the roof, but attic access needs someone there. The office is open Monday to Friday, 8 to 5.
Thirty to forty-five minutes on site
Roof first, attic second, photographing as we go. If a neighbour’s tree or a previous repair is the real problem, that goes in the report too.
The photos and the price, within 24 hours
Itemised, with the warranty terms published in full before you sign anything — exclusions included.
Then nothing, unless you call
No follow-up sequence, no knock on the door, no pressure. If you decide to go elsewhere, you still keep the photographs.
Before you book
The questions people ask first
Answered here rather than on the phone, so you can decide in your own time.
- What it costs
- Nothing, and there is no obligation attached to it.
- How long it takes
- Thirty to forty-five minutes on site for a typical house.
- Do I need to be home
- Not for the roof. Yes for the attic, and the attic is the half most people never get to see.
- Insurance claims
- We photograph and document everything your adjuster will ask for. We are roofers, not public adjusters, so we will not negotiate the claim on your behalf.
- Who turns up
- Retex is family-owned and local. The people who inspect the roof are the people who would do the work.
- Afterwards
- One written estimate. No door knocking, and your details are never sold or passed on.
- Credentials
- Florida licence CCC1333219, and a Platinum Level Supplier listing with the North Central Florida Apartment Association.
- Second opinions
- Welcome. Bring the other quote — ours is itemised so the two can be compared line by line. Read what customers said before you call anyone.
Free roof inspection
Book it, or just call
During business hours a phone call gets someone moving faster than a form does. Either way, ask for the free inspection and say what the roof is doing.
Mon–Fri 8–5. Free, no obligation, and nobody knocks on your door afterwards.
