When metal is worth the extra money
Metal costs more up front than shingle. It is worth it for some houses and not for others, and we would rather tell you which one you have than sell you the expensive option.
When it is not: if you are selling in two years, a quality architectural shingle will very likely give you a better return. Ask us and we will say so.

Metal runs hotter than shingle. Standard felt is not the right product under it and we do not use it.

Clips instead of face-driven screws, so panels can move with temperature and there are no exposed gaskets to dry out.

What metal actually costs
Metal typically runs meaningfully more than an architectural shingle roof on the same house. Here is what moves that number, so you can compare quotes on the same terms.
- Panel system — standing seam with concealed clips costs more than an exposed-fastener panel, and lasts differently
- Roof complexity — every valley, dormer and penetration is custom-bent flashing and hand labour
- Gauge and finish — thicker steel and better coatings cost more and hold colour longer
- Tear-off and decking — quoted separately, and only after you have seen the photos
- Nothing hidden. If a quote you are comparing does not name the panel system and gauge, you cannot compare it

Metal roofing questions we get asked
Is a metal roof loud in the rain?
Not the way people imagine. A metal roof over a solid deck and underlayment is not the tin shed sound — the deck and attic insulation absorb most of it. It is a fair question to ask, and the honest answer is that most homeowners stop noticing within a week.
Will it make my house hotter?
The opposite, generally. Metal reflects a large share of solar radiation rather than absorbing it the way a dark shingle does, and a lighter or reflective finish helps more again.
Does metal attract lightning?
No. Metal does not attract strikes. If a strike does occur, metal is non-combustible and disperses the energy, which is why it is not treated as a hazard by insurers.
Standing seam or exposed fastener — what is the difference?
Exposed fastener panels are screwed through the face, and those screws have rubber washers that eventually need re-tightening or replacing. Standing seam hides the fasteners under the seam and lets panels expand and contract. Standing seam costs more and asks less of you later.
What warranty comes with a metal roof?
Panel manufacturers carry their own finish and material warranties, and our workmanship stands behind the installation. Warranty terms differ by product and by roof type, so ask us for the specific written terms for your quote rather than assuming the shingle terms apply. Our published warranty terms are here.
Can you put metal over my existing shingles?
Some contractors will. We do not, as a default. Going over the top hides rotten decking, traps moisture and voids more warranties than it saves money. If we ever recommended it, it would be in writing with the reasons.
