There is no square-foot rate that means anything across commercial buildings. What we can do is be completely transparent about the variables before you go to your board.
- Roof area and how many sections — five small roofs cost more than one large one
- System — low-slope membrane, metal, or shingle on the pitched sections
- Access — craning, staging, tenant parking and working hours all carry cost
- Deck and substrate condition — surveyed and quoted separately, with photos
- Phasing — splitting a property across a season changes mobilisation, and we will price both ways

Can you work around our tenants?
That is normally the first thing we plan. Access routes, working hours, parking and which sections get done in which order are agreed before mobilisation, and tenants get notice rather than a surprise.
Do you provide documentation for our board or insurer?
Yes. The survey comes back as photographs tied to locations plus a written scope. That is the format boards and adjusters ask for, and it is far easier to approve than a verbal summary.
Can the work be phased across a budget year?
Often, yes. We will price it as one project and as a phased programme so the owner or board can see the real cost difference and decide.
Are you insured for commercial work?
Yes, and we will provide certificates up front rather than after you chase them. Ask for them with the quote.
Do you do repairs as well as replacement?
Yes. A great deal of commercial work is targeted repair and maintenance, and we would rather keep a serviceable roof running than sell you a replacement you do not need yet.
What warranty applies to a commercial roof?
It depends on the system and the manufacturer, and it is not the same as our residential shingle terms. Ask for the specific written warranty for your scope. Our published warranty terms are here for reference.
