Shingle brochures all promise the same things. These are the questions that change how long the roof lasts and whether the warranty is worth anything.
The one nobody asks: how it will be nailed. Nearly every voided shingle warranty we have seen comes down to fastener placement, not the shingle.

Shingle roofing questions
How long does a shingle roof last in Florida?
Manufacturers rate architectural shingles for decades, but Florida sun, humidity and storms are harder on a roof than most of the country. What actually decides it is ventilation, installation quality and whether the flashing was done properly.
Which brand do you install?
GAF Timberline, CertainTeed Landmark and TAMKO Heritage are the lines we install most. Retex is a TAMKO Pro Diamond certified contractor. We will show you samples against your house before you pick a colour.
What does the 15-Year No Leak Guarantee cover?
It is a written guarantee against leaks, issued separately from the manufacturer’s material warranty and from our lifetime workmanship warranty. It is documented for asphalt shingle roofs. The full terms, including exclusions, are published here — please read them.
Can you just add a second layer over the old shingles?
Florida code allows it in limited circumstances, and we still generally advise against it. A layover hides the decking, adds weight, runs hotter and shortens the life of the new shingles. Tear-off costs more and is the roof you actually wanted.
Do you handle the permit?
Yes. Permitting and inspection are part of the job, not an extra you chase yourself.
How soon can you start?
It depends on the season and the weather — storm weeks book up fast. We will give you a realistic date rather than a flattering one, and you will know each day which stage the roof is on.
